Buying New Construction
Although it is
not necessary, here are ten good
reasons how I can help you when you
buy new construction.
- It
won't cost you anything !
- I
may have floorplans and pricing for your review.
Wouldn't it be nice to be able to review some floorplans ahead of time rather at the sales appointment? I may have some for your review. Also, wouldn't it be nice to have some idea about the prices before you go to the sales appointment? I can help you with this too.
- I
can show you other new condos to
give you a sense of space.
Do you have
a sense of what 650 sq. feet is?
750 sq. feet? Before you buy a condo
based just on a floorplan on a piece
of paper, I can show you some other
new condos in the area (The Continental,
The Berkeley, The Hartford, Lexington
Square) to give you a sense of space.
- I
can make sure you are represented.
Remember, the
sales agent on the other side is
working for the builder and is bound
by law to do what is in the best
interest of his/her client - the
builder. He or she will likely be
honest with you, but is working
in the best interests of the builder.

I can verify the accuracy of what
you are told.
Buying real
estate can be a complex process,
especially for the first time buyer.

If you have
follow up questions or just aren't
sure about something, I'm much easier
to contact than the seller's sales agent.

the frustration of trying to contact
a live person at some of the new
construction condo sites. I am working
for the buyer, so I have reason
to be more responsive.

You will be
asked to make a lot of decisions
in a short amount of time. Having
been through the process, I can
give you advice to help make the
decisions easier. In today's market, if you don't purchase at your sales appointment, you won't get a second chance. That is a lot of pressure to put yourself under.

There is a
lot of new construction in progress
or planned in Arlington. You might
think you're getting a condo with
a great view, but will there be
anything obstructing your view a
few years down the road? I
constantly monitor new construction
(offices, retail, apartments - not
just condos) through various publications,
organizations, county news releases
and visual inspection.

can help you choose a unit with
better resale value.
Someday, you will probably want
to resell your condo. I can help
you choose a unit that will have
better resale value. Such things
as view, exposure, layout, parking,
amenities and level all affect the
future resale price. By focusing
on condos, I have a good idea what
buyers want and what future trends
might arise.

won't cost you anything !
OK, this
is a repeat of #1, but it is an
important point to consider. At
most of the new condo developments,
the sales commission is already
built in to the sales price of
the condo and either the builder
will retain it or it will be paid
to an agent - not to you. There
are a few developments that don't
pay a buyer's agent commission.
If you are going to use a buyer's
agent, the agent needs to accompany
you to the first meeting or else
the builder won't pay the commission.
